The project site is south and east of the Lake Hazel / Cole Road intersection. The project consists of three single level metal buildings, with room for two more in the future.

Murio Farms is active again

A neighborhood meeting will be held on October 12 at 6:00 at Desert Sage Elementary School, 9325 Mossywood Drive.

Murio farms is a planned development that was announced in April, 2021 with a neighborhood meeting in June 2021. The project covers 380 acres between Cole Ave and Maple Grove south of Lake Hazel. 3400 units are planned.

The developer is the Land Group, the current property is owned by the Murgoitio family.

The new neighborhood meeting notice does not (directly) include facts about the development such as size and number and type of units. Nor does it reference the city planning page or id (car21-00022). Information on the city page and the Land Group web site has not been updated since summer of 2021. However the neighborhood meeting notice has the same map used in 2021, so I am confident that my “old facts” are still accurate.

The city requires a new development to send notice to people who live within 300 feet of the property (plus one, me, the South Cole neighborhood association contact). Since most of the area is open farmland, very few people are notified by this requirement.

The development will affect everyone who lives near, or uses, S Cole or S Maple Grove. In 2021 we had a huge turnout thanks to posts like this and people like you passing the message on to friends. The Land Group was not happy with the large turn out and all the questions asked by people beyond the 300 ft area. Don’t let then turn you away, these meetings are open to all interested parties, not just those with a mail invite. Please attend, ask your questions, and get your thoughts (positive and negative) on the record .

8764 Hackamore, new Hospital.

A neighborhood meeting will be held  September 20 at 6:00pm at 8653 Hackamore.

Medistar Corp is planning on building a new hospital at 8764 and 8732 West Hackamore. The project is 21000 sq ft with emergency department, 8 examine rooms, 1 trauma room, 1 isolation room, full imaging department, and 6 overnight patient rooms.

The property is in that empty triangle south of I84, near the first eastbound Cole Road exit.

Medistar is based in Houston, the meeting is at Strata.

Unspecified Development at 6310 S Orchard

Ball Ventures Ahlquist is hosting a neighborhood meeting tomorrow, August 10, at 6:00pm at 6310 S Orchard, corner of Lake Hazel and Orchard.

They want the city to annex and rezone the property for a planned development. The notice only says “planned development”. It does not provide any details about what is planned. I have reached out to the developer for details. If I hear back I will post it here.

Normally a developer provides the city with a list of who receives notice of the neighborhood meeting. As this development is in the middle of nothing, I suspect no one lives within the required notification radius.

New subdivision at 7735 Victory

A neighborhood meeting is planned on the property, outside, on Thursday April 28 at 6:00pm.

The developer is Gem State Planning, LLC

I have a blurry copy of the plans, it appears to be 37 homes. I assume they are all intended for owner occupation. I have sent the developer an email requesting more information. I will update this report when I have more details.

(8/26) I heard back from the developer. The total acreage is 7.63 acres. 37 buildable lots, average lot size 5624 sf. All single family detached homes, to be sold at market prices.

3750 Maple Grove, 43 new homes

Hayden Homes is looking to build 43 homes at 3750 Maple Grove. The property is on the west end of Murgoitio Park, adjacent to the church.

The project will include annexation and rezone.

The developer is hosting a neighborhood meeting on Thursday, December 16, 6:00 pm on the property. Contact Tim Mokwa, tmokwa@hayden-homes.com with questions.

The information I have does not include lot size or home size. From the dimensionless “site-plan” they appear to be very small, closely packed lots.

Dense residential development at 8373 Victory

A neighborhood meeting will be held  November 18 at 6:00 pm at the property, 8373 Victory. The property is south of Victory and north of West JHS.

The proposal is to rezone the property from A1 to R3. The planned development is a mix of single and multiple family dwellings totally 300 residential units on 15 acres.

This is the second neighborhood meeting, the original proposal has been revised based on comments received at the first meeting.

The property is 80 acres on the east side of Pleasant Valley, between Gowen and Hollilynn. The proposal is to annex and rezone the property to light industrial.
