The South Cole Neighborhood Association annual meeting will be held on December 8 at the Dennis Technical Center, 3324 S Milwaukee Lane, Suite 110. Enter through the south side of the Technical Center.

The project site is south and east of the Lake Hazel / Cole Road intersection. The project consists of three single level metal buildings, with room for two more in the future.

7735 Victory Annexation & Rezone

Gem State Planning is looking to annex 7.8 acres at 7735 Victory and rezone as R-1C. They plan on building 35 single family homes as a subdivision called Callisto Heights.

Unspecified Development at 6310 S Orchard

Ball Ventures Ahlquist is hosting a neighborhood meeting tomorrow, August 10, at 6:00pm at 6310 S Orchard, corner of Lake Hazel and Orchard.

They want the city to annex and rezone the property for a planned development. The notice only says “planned development”. It does not provide any details about what is planned. I have reached out to the developer for details. If I hear back I will post it here.

Normally a developer provides the city with a list of who receives notice of the neighborhood meeting. As this development is in the middle of nothing, I suspect no one lives within the required notification radius.

5121 Gowen (Indian Lakes) Rezone

The airport wants to rezone the property east of Indian Lakes from A2 (permanent open space) to M1D (light industrial).

The Boise City Council will hear the matter on May 17 at 6:00 pm.

There is a lot of public resistance to this request. The request, if approved, would put incompatible  Industrial use right next to the Indian Lakes golf course subdivision and the Western Riding Club. Previously, P&Z rejected the rezone of the two A2 parcels. It approved the two A1 parcels, closer to Gowen Ave.

The opponents put in a lot of time and effort to make the case against industrial use here. Despite that effort and getting a desirable outcome at P&Z, the city council can reject P&Zs finding and approve the development anyway. So those in opposition cannot rest and have to fight the battle again.

New subdivision at 7735 Victory

A neighborhood meeting is planned on the property, outside, on Thursday April 28 at 6:00pm.

The developer is Gem State Planning, LLC

I have a blurry copy of the plans, it appears to be 37 homes. I assume they are all intended for owner occupation. I have sent the developer an email requesting more information. I will update this report when I have more details.

(8/26) I heard back from the developer. The total acreage is 7.63 acres. 37 buildable lots, average lot size 5624 sf. All single family detached homes, to be sold at market prices.

8373 W Victory Design Review

This is a high density project adjacent to three schools.

Layton Construction wants to build 301 units on the 15 acre  property. The property is on the south side of Victory, immediately north of West Junior High and west of the Boise School District offices.

The Boise Design Review Committee will hear the matter on April 13 at 6:00PM.

If this feels like déjà vu, in March the City Council approved the rezone of the property.  The design details were presented and discussed at length. SCNA President Estee Lafrenz put together a good presentation in opposition to the project, unfortunately it was not enough. The city council action was only for the rezone. The project design now goes to the DRC.

The project is still inconsistent with the surrounding homes, school, and streets. However thanks to the March city council action the proposed project is now consistent with the new zoning.
